First a Covid Note: Regardless of policy details, we provide a 100% refund for any Covid 19 force majeure event that prevents your arrival.
Some points we could not detail in other AirBnB check-lists/notes but which should be observed/known:
Smoking is allowed outside only. Because Villa Koukouvayia is surrounded by olive groves, you must use a wet ashtray to prevent sparks from escaping into the groves, and at certain times and/or conditions, smoking may be banned by the authorities.
Cancellations: While we can't change AirBnB's cancellation policy, we can share with you our concern that even though it is called 'Strict' it is neither strict nor fair to hosts with listings such as ours--homes that serve families or adults. Families/adults plan their vacation lodgings far earlier than two weeks before arrival. This means that when AirBnB allows guests free cancellations within two weeks (or 50% refunds up to one week prior to arrival) guests can book casually, even multi-book; but hosts will in every case lose the chance to re-book that time when guests inevitably cancel the extra booking. So please, book responsibly and honestly. We will of course honor the AirBnB refund policy (which is automatic), but we will also fairly note the cancellation on any review we write of our experience with you as guests. Our thanks in advance for your respect for this issue.
That's on our side. On yours, we NEVER charge or keep any booking funds whenever we can rebook the cancelled time--even if "policy" says we can. Nor do we charge a fee for this. If you can't come, and we can rebook your time, we'll always refund what we didn't lose.
Check-in/Check-out times: We're far more flexible on this issue than the description allows. Put simply, we only apply our check-in time of 4:00 PM or check-out time of 10:00 AM when it will affect other arriving or departing guests. As we rarely book back-to-back, we often give families the ability to arrive early or leave late with our compliments. In this and in all cases, our goal is to minimize your transition stress as you arrive and leave.
Young children and Infants: We have an unfenced pool, stairs, and various heights from which children can stumble and fall; but the fact is that families with young children and infants have great experiences here, with nature nearby, safe areas for all kids to explore, and stars at night that leave kids with lasting memories. We have a crib and high-chair, and lots of toys that get used constantly. So, while you must keep an eye on your young kids, you can also be assured they'll love you for the time here!
Bringing Pets: We've checked that "Pets are Welcome," but please contact us if you want to take advantage of this, as we will usually require an extra damage deposit, and definitely want to make sure that your pet, like ours, is well behaved and respects our other guests and the nearby farms & farmers.
Our own Pet: Logan's a well trained and family-friendly dog, but for anyone uncomfortable with even the friendliest dog, or with allergy issues, you can rest assured that she can be easily restricted, allowing you to feel completely 'dog-free' during your stay; and she has never been in the Guest House, so you can be allergy free, too.
Also note: During your stay our fondest hope is that you feel as if the Guest House is your home, and we encourage you to invite any friends you might meet while traveling to join you for dinner or a day by the pool. (We'll help with extra tables, or chairs, etc.) Unfortunately, in neither its facilities nor pricing is the villa's Guest House, alone, designed to host a large entourage on a continual basis, for example when extra people/family with whom you are traveling lodge elsewhere, but then join you regularly, using the Guest House as a common platform for everything but sleeping. If you do wish to host a larger group or family reunion, then the thing to do is book both Villa Koukouvayia's Guest House AND Main House. This is not only fair to the property, but your larger group will have a GREAT time being truly together at a fantastic site.
And for everything else, our simple rule is the gold-standard: Treat the property, the neighbors, the locals and any other guests as you would want them to treat you and your property. So, far, this has worked perfectly. While we are new to AirBnB, our reviews on our other booking platforms have been for five straight years 5-stars--every one. And all our guests have commented on how respectfully they felt treated.
